Connect with your mortgage loan officer about purchasing, refinancing, accessing equity, or financing an investment property—and discuss your next step.
Explore financing for new plans and existing properties. Purchase, refinance, and investment describe financing goals; FHA, VA, and conventional describe mortgage programs. HELOC and HELOAN are different ways to borrow against home equity. Availability and eligibility depend on the lender and your circumstances.
A HELOC is a home equity line of credit. A HELOAN is a home equity loan. Both let eligible homeowners borrow against part of their home equity.
| What to compare | HELOC Flexible credit line | HELOAN One lump-sum loan |
|---|---|---|
| How you receive money | Draw funds as needed, up to your limit, during the borrowing period. | Receive the approved amount upfront in one payment. |
| Can you borrow again? | Generally, repaid amounts become available again during the draw period, subject to the terms. | Repaying the loan does not create a reusable credit line. |
| Interest rate | Usually variable; some plans offer fixed-rate options. | Usually fixed; adjustable-rate products also exist. |
| Monthly payments | Can change with your balance, rate, and repayment stage. Payments may increase when the draw period ends. | A fixed-rate, fully amortizing loan has predictable principal-and-interest payments. |
| An example use | A renovation with expenses spread over time. | A planned project with a known upfront cost. |
These are general comparisons, not a recommendation or approval. A licensed mortgage professional can help compare the actual terms and costs available to you.
Talk through the differences with your mortgage loan officerGeneral education based on the Consumer Financial Protection Bureau's mortgage guide, its explanations of HELOCs and home equity loans, and VA home loan guidance. Program availability and individual eligibility must be confirmed.

Explore how estimated rental income compares with a property’s mortgage payment and selected housing costs using this debt service coverage ratio (DSCR) calculator.
The starting interest rate and term are hypothetical assumptions, not an offer or current available terms. Enter monthly HOA dues, taxes, and insurance. Zero defaults exclude those costs until you enter them.
DSCR compares adjusted rental income with the payment calculated here. A ratio of 1.00 means they are equal; it does not establish eligibility. Lenders may calculate income and expenses differently. This tool does not account for every operating cost, repair, management fee, closing cost, or reserve requirement. Interest-only results do not show later repayment changes or establish product availability. This is not an APR or Loan Estimate. All financing is subject to lender review and approval.

This notice explains the personal phone, email, or text-message inquiry form available through “See My Options.” Jerome David Webb does business as Niche Lending. The NL monogram identifies Niche Lending.
The contact form asks for your name, preferred reply method, and the email address or telephone number needed for that method. The other contact field is optional. It also includes your selected mortgage goal, timing, contact-permission choice, the consent wording and any text-message disclosure shown, the notice version, and a submission time supplied by your browser.
The questionnaire’s credit-range answer is used on this page only and is not included in the separate contact-form submission.
We use the information you submit to respond through your selected contact method and coordinate your mortgage inquiry. Jerome and authorized operations staff may access it for these purposes. Our form-processing and email service providers process the information to deliver your request.
The form provider and email services process the information needed to deliver that request. Hosting and security services may also process technical information associated with accessing the website or completing security checks. FormSubmit describes its own practices, including possible cookie use, in its privacy terms.
The Schedule an Appointment link opens Google Calendar’s booking page. Google processes the booking details you provide to arrange your consultation and meeting information. The booking page links to Google’s privacy policy and terms. Please do not include financial documents, account numbers, or Social Security numbers in appointment details.
The Apply Now links open an external borrower application portal in a new page. Information you provide there is handled through that platform and the applicable application notices and permissions. The website inquiry form remains separate and does not submit an application or authorize a credit report.
We may store inquiry details and contact-permission records with a lead-management or mortgage-software service provider to organize follow-up. Completed website inquiries are forwarded into our private Niche Lending CRM to organize follow-up. We retain the inquiry details and contact-permission record there. The website keeps a delivery record so interrupted transfers can be retried. If automatic preparation is unavailable, the inquiry still follows our email delivery process for the team to record manually. Your selected contact method and permission limits continue to apply. Submitting this form does not submit a mortgage application.
The permission box starts unchecked. It requests personal inquiry follow-up from Jerome by phone call, email, or text message, according to your choice. Changing that choice clears the permission box so you can review and agree to the revised wording. Only selecting Text message and checking the permission box requests personal texts. You can submit by email or request a phone call without agreeing to texts. This form does not authorize automated texts, automated or prerecorded calls, or unrelated marketing.
You can ask Jerome to stop further inquiry follow-up or request a correction by emailing jeromewebb@nichelending.org . You may also contact him directly instead of submitting this form.
Jerome will use the mobile number you provide for personal follow-up about this inquiry. Message frequency depends on the conversation, and message and data rates may apply. Reply STOP or otherwise tell Jerome to stop texts at any time; requests are handled personally. Text consent is not required to apply for a loan or obtain services. Mobile carriers and the messaging service used for those replies process messages for delivery. Do not send financial documents or other sensitive information by text.
The investment calculator loads third-party software from LendingDox. Loading it connects your browser to that provider, which may receive technical request information such as your IP address. The calculator is separate from the inquiry form: its figures are not included in the inquiry email and it does not submit an application. Use hypothetical figures and do not enter identifying information. We have not independently verified all provider-side logging or retention practices.
Please do not provide Social Security numbers, account numbers, financial documents, or other sensitive information. Mortgage applications, credit-report authorizations, and electronic mortgage disclosures will be handled separately through the separate borrower application process. Sending an inquiry does not determine eligibility or guarantee a loan.
Scope of this inquiry notice: This describes the current inquiry form. It is not the complete privacy policy for mortgage servicing, loan applications, or a future automated messaging program. Additional privacy notices and disclosures applicable to a mortgage application will be provided through the secure application process. Applicable consumer rights are not waived.

This website provides general educational information about mortgage options. It is not a commitment to lend, a guaranteed loan offer, a rate lock, or a determination of eligibility. Program descriptions and examples are illustrative and may not apply to your circumstances.
A licensed mortgage loan originator can explain available products and eligibility requirements, but discussing options does not constitute preapproval, loan approval, or a commitment to lend. The lender makes the final loan approval decision after underwriting and verification, subject to applicable program and closing conditions. Each lender applies its own eligibility rules and underwriting requirements, subject to applicable law. One lender may approve an application that another declines. Decisions may depend on verified income, employment, credit, debts, assets, property, appraisal, loan purpose and other program requirements. No approval, loan amount, interest rate, payment, savings, closing date or funding is guaranteed.
Any preliminary qualification or preapproval remains subject to its stated conditions, verification, lender review and applicable closing requirements. Changes in your finances, the property, program availability or other relevant circumstances may affect the outcome. Rates, fees, terms and programs may change; any binding rate lock is governed by its written agreement. Review your official lender disclosures and final loan documents before deciding.
Purchase, refinance, home equity, investment, conventional, FHA and VA financing have different requirements and costs. FHA insurance or a VA guaranty does not guarantee that a borrower will be approved. Government-program references do not imply government endorsement of this business.
Refinancing may involve closing costs, extend the repayment period, or increase total borrowing costs even if a monthly payment is lower. Home equity loans and HELOCs are secured by your home; failure to repay may lead to foreclosure. HELOC rates and payments may change under the loan agreement. Discuss the costs and risks of a particular product with a licensed mortgage professional.
The “See My Options” questionnaire provides a general next step, not an automated qualification decision. Sending its contact form asks Jerome to respond personally by the contact method you select. Personal text-message follow-up is requested only when you select Text message and check the permission box. Message and data rates may apply. You may reply STOP or otherwise tell Jerome to stop texts. Email and phone-call options are available without text consent. This form does not authorize automated texts, automated or prerecorded calls, or unrelated marketing. It does not submit a completed mortgage application, authorize a credit report, or give consent to electronic mortgage disclosures. Mortgage applications, credit-report authorizations and electronic-disclosure consent will be handled separately through the separate borrower application platform.
The contact form sends the provided contact details, goal, timing, selected contact method, consent wording, any text-message disclosure shown, notice version, and browser-supplied submission time through our form-processing and email service providers to Niche Lending for inquiry follow-up. The credit-range answer is not sent with that form. See the Inquiry Privacy Notice for the scope of this inquiry form. Do not include Social Security numbers, account numbers, financial documents or other sensitive information in contact inquiries. A consultation or closing date is not confirmed until expressly arranged.
